SMR was appointed to develop a master plan for a new Logistics development in West Yorkshire along the M62 corridor.

The proposal includes 1.5m sq. ft of logistics space across 13 units which vary in size from the largest unit at 40,000sqm to a range of much smaller starter units that begin at 2,000sq.m. all sat within a challenging site.

The proposed layout is designed around several onsite constraints including high voltage overhead cables, flood zone, significant level changes, and within close proximity to neighbouring residential dwellings.

The site currently sits within the greenbelt, although previously approved for a major retail scheme, the team is working closely with the planners to develop a scheme that delivers against the high bar of very special circumstances needed for greenbelt development.
