Barnfield Retail Park Masterplan unlocked through Retail uses

SMR Architects were commissioned to create a Masterplan for Barnfield Retail Park, Chichester. The plan has been developed over a number of phases, achieving a new build development of circa. 200,000 sq.ft. Due to the sites prime location our client, The Brookhouse Group (in conjunction with Chichester District Council), set several prime objectives:

  • Make best use of a contaminated, former brownfield site
  • Create a successful Retail Environment for Tenants and their future Customers
  • Deliver a contemporary design, incorporating modern and contextual materials
  • Integrate hard & soft landscaping to include a first section for the proposed ‘Linear Park’
  • SMR’s Vision for the development was to create an exceptionally high quality, sustainable Retail destination in a landscaped, parkland setting.

To date Phases 1, 2 & 3 have been delivered-

Phase 1 : 52,000 sq.ft ‘retail terrace’;  Halfords, The Food Warehouse by Iceland and a Wickes store with garden centre and associcated car park provisions, plus an extension to the adjoining Garden of Remembrance. Phase 1 was completed with PPE Construction in 8 months.

Phase 2 : a standalone Aldi store, which reflects a contemporary design, incorporating a mixture of traditional and modern materials to compliment the overall Brookhouse masterplan, SMR worked with Marbank Construction to complete this phase of work in 28 weeks.

Phase 3 : a standalone Lidl Store, designed to reflect the wider Retail complex, SMR were tasked with obtaining Planning Permission for a bespoke new building, in keeping with the ‘gateway’ location. The store was delivered in conjunction with Soldi Investments and includes a new roundabout on Westhampnett Road, ample areas of public open green space along the frontage, a new outdoor WWII exhibit, and valuable pedestrian links through the wider site

Future phases hold the potential to deliver further new retail, leisure space, and Residential zone.
