SMR was appointed to develop a master plan for a new single use Class B8 development located in South East, south of the New Hythe Industrial Estate and the Larkfield Trading Estate. The proposal includes circa 144,279 ft² of logistics space, proposed building stands at 15.60 metres high with a canopy to the western building elevation, a dedicated unloading service yard to the south and a 11.40 metres high, two storey van storage deck across the southern extent of the development site.

The proposal aims to meet the long-standing aspirations for the Aylesford Newsprint area set out in the Tonbridge and Malling Borough Council’s new Local plans. The proposal plays part in bringing the site back to employable space and providing a new lease of life for a vacant, brownfield site.
The proposal aims to be an intrinsic part of the diverse operations offered by local businesses within the area, encouraging the economic growth and stability of the estate. It will deliver a new end user to this industrial and logistics development servicing the capital.

The development will promote employment across its lifetime, a key requirement for the area, with the completed development forming part of a regional and national network of warehousing and distribution units currently being developed and operated by the end user.
