SMR Architects have successfully achieved practical completion for the fit out of a 940,000 sq/ft National Ambient Distribution Centre on behalf of Waitrose, in Milton Keynes.

Working closely with Winvic Construction and their sub contractor team, SMR Architects provided both architectural services, following Novation and Lead BIM coordination services to successful handover.

The size of twelve Premiership football pitches, the new centre will handle the distribution of around 25,000 grocery and home department lines which will be delivered via Waitrose’s four regional distribution centres.

The site is accessed via two separate points, one for Partners and visitors to a car park and one for HGVs’ to the site yard. The main warehouse offers approximately 53,000 pallet racking slots, managed through inbound and outbound office facilities and loading bays.

The main office building is accessed via a double height corner glazed entrance leading to an L-shaped plan. Partners access, changing facilities & gymnasium and dining & breakout areas dominate the ground floor wings, whilst office and meeting facilities can be found on the first floor. External glazing to both wings offers continuous interaction with the outside environment and create bright internal spaces. Internal glazed partitions provides visual interaction as you move through the office space. Colour palettes and graphics are utilised in key areas, to provide way finding, as well as inspiration for the Partners.

SMR Architects overcame some interesting challenges on the scheme, in particular the complex coordination of the fit out design within the shell build, which was undertaken by a separate design team.  The use of BIM technologies and processes enabled SMR to visualise the design through a virtual model and therefore make much better design decisions when coordinating the fit out design with the shell build interfaces.
