SMR Architects were appointed on behalf Aberdeen Asset Management to adapt two retail units, which formed part of an existing retail terrace at Stone Lake in Charlton. SMR were tasked to meet the End User / Tenant requirements and carefully track brand standards; to ensure the refurbishment works fulfilled specific requirements, acknowledge the overall site context and set a new aesthetics tone for the wider retail park.

The brief required SMR to be cost conscious, in order to support the project budget. Consequently, it was agreed the side and rear elevations would primarily be repaired and refreshed, with appropriate openings created to enhance access and servicing. For the shop fronts, the adaption works were more comprehensive; with new contemporary rainscreen cladding, curtain walling and entrance features where installed. These units were also re-roofed.

The refurbished space, totalled 11,000 sq.ft of Class A1 accommodation (with one renewed Tenant ad one new Leasehold operator). Site management requirements were particularly detailed for this project, due to the existing tenant maintaining occupancy and trading throughout the renovation period. A temporary works phase was actioned, installing of a provisional side entrance to utilise throughout the unit upgrade works.

SMR worked closely with Redbourn Group, Faircloth Construction and SDP Consulting Engineers to fulfil the client’s requirements. Due to the resounding success of this part-development, the Client is now considering upgrading the remainder of the Retail Terrace, as existing Tenant renewals arise.
