Working on behalf of TCN Property UK, the brief was to redeveloped the former council site, providing a new modern retail facility in the heart of the town.  Tesco Stores are the main tenant for the site, and their store acts as a gateway to Rotherham’s Renaissance; supporting the town as it transformed at pace through significant investment in road infrastructure and public spaces, resulting in a major shopping and business destination.

Our objective was to deliver a high-quality retail space which integrates with the surrounding built environment and enhances the character of the primary shopping zone. The complexity of such a large scale building, whose footprint occupies much of the available site, and key location within the town centre sets apart. For the retail space which spans three floors, including two storey atrium, large sales floor plate and mezzanine staff and cafe facilities, the material choices were a key aspect of the overall design; complex detailing and an attention to detail throughout the design and construction phase helped achieve the vision. Architecturally, the building boasts striking features including fret work, green walls softening the impact to adjacent residents and a striking illuminated ‘red box’ focal point resulted in a sense of arrival into Rotherham town centre. Strategic pedestrian links to the town centre have made the development a successful and valuable addition to Rotherham Town Centre.

Local artists were given the opportunity to be involved in a key design element of the scheme, providing a cut metal frieze. The final design offers a reminiscent look at the history of Rotherham including; First World War, travel, changing times, working together and industry, flower diversity and regeneration.

The mutli-level facility provides a creative design solution, utilising the fall across the site to enable service access to sit comfortably alongside customer access without conflict. High Street pedestrians are afforded access directly into the large glazed atrium where a suite of vertical circulation led them to the sales floor above. The project attained BREEAM ‘Very Good’, leaving a strong sustainable legacy, minimal environmental impact and a good basis for future environmental performance.

The £40million redevelopment project which replaced a number of dated and tired looking Council buildings, now features a 110,000sqft retail facility and petrol filling station, the project represented South Yorkshire’s largest property investment deal for the a three years, and has helped implement the Rotherham renaissance strategy, enhancing the local economy to help ensure the town thrives as a place people want to invest, work and live in.
