The Dunlopillo Factory site is a former latex factory in the heart of Pannal village which has not been in use for over a decade.  The Masterplan for a new mixed-use village centre won planning approval in 2013.  Created on behalf of Forward Investments LLP, the plans for the 12-acre site include up to 120 new dwellings, a new 5-acre business park, a new pedestrian link and additional car parking for Pannal Station.  The application would also provide a new roundabout off the A61 to give main access into the site and a provision for 2 sports pitches to be accessed via a green corridor linking with Pannal Station.

The redevelopment of this site utilises previously developed land which as an industrial site divided the existing neighbourhoods of north and south Pannal. In place of the dated industry facilities, there is an opportunity to create a distinctive high quality mixed-use community of commercial, retail and residential uses. The project would create a sustainable hub in the village centre and promote Pannal’s future.

The plans were approved by Harrogate Borough Council at Committee.  The designs were largely positively received by Committee members with several comments during the debate on the high quality of the design and presentation.   

Recent work on the masterplan has centred around the inclusion of a Specialist Care Facility and Highways works on the new roundabout are scheduled to begin shortly.
